What a website costs

Cybrial is a Manchester studio working with a small number of businesses at a time. The published clients are in e-commerce, retail, trades and vehicle leasing rather than property, so this page leads with the market data and the method.

What usually goes wrong in estate agents

Most agency websites are a portal feed with a logo on it. The listings are the same listings the vendor has already seen elsewhere, so the site adds nothing to the decision that actually matters — which agent to instruct.

The pages that would win that decision are usually missing: what the agent achieved on comparable properties in that street or postcode, what the fee actually is, how long instructions take to complete, and who the people are.

The third fault is the valuation route. It is the highest-value action on the whole site and it is usually a generic contact form at the bottom of a page, competing for attention with a property search that sends the visitor to a portal.

What transfers, and what does not

The transferable evidence is local search and conversion. Pro Pave competes for high-value local enquiries across Greater Manchester and needed 27 pages so that each service and area had somewhere of its own to rank — the same structure an agency needs for each area it covers and each service it offers.

And Vehicles 2 Lease is the closest conversion parallel: a market where every competitor shows the same stock at the same prices, where the win came from making the offer legible and the enquiry route obvious. The client reports form conversion moving from roughly 1% to roughly 4% — their figure, not ours.

What this page cannot show is an estate agency case study, and it says so rather than borrowing one.

Do you have estate agency clients?

Not currently, and this page says so. The transferable work is the local search and conversion discipline behind Pro Pave and Vehicles 2 Lease, both of which compete for high-value local enquiries.

Can I compete with Rightmove and Zoopla?

Not for property searches, and you should not try. What you can win is the other side of the business — valuations, lettings management, and the questions a vendor searches before choosing an agent. The portals do not answer those, and they are the searches that decide who gets the instruction.

What should an agency website actually do?

Win the instruction. That means what you achieved on comparable properties nearby, what your fee is, how long completions take, and who the people are — not a second copy of listings the vendor has already seen on a portal.

Do I need area pages?

Yes, where you can write something true about the area — recent instructions, local price movement, what sells there. Twenty near-identical pages with the town name swapped is a pattern Google has been discounting for years.

What does it cost?
